THE VILLAS

Our Villas overlook the hills of the upper Val d’Elsa among the typical colour nuances of the Tuscan countryside.

They are residences made of hospitality and charm in a position of absolute privilege. From here you can enjoy an unforgettable panorama of the uncontaminated Tuscan countryside.

In the main hamlet (Borgo) of Cinciano, the Manor House (Villa Zaballina), the old Falegnameria (Carpenter’s shop) and the Casa del Guardia Caccia (Gamekeeper’s Lodge), are residences today ready to host from a minimum of 2 to 16 guests.

The careful restructuring has made sure that the taste and identity of the residences has remained unchanged, at the same time offering all the comforts that a residence must have today…

Villa Zaballina

The Manor House

You stay in a large villa with a luxuriant garden laid out on three terraces and a private swimming pool with a solarium.

The view looks out over the green hills of the Val d’Elsa, while inside you breathe the atmosphere of the villa’s ancient past when it was a convent, in the succession of large halls, and large and small rooms. The spacious kitchen with its traditional fireplace invites you into an intimate and warm conviviality.

Villa Zaballina bears the signs of the history of the Borgo (hamlet) of Cinciano, with the numerous transformations and changes that have taken place over the centuries.

The central building is made up of a long parallelepiped the main facade of which entirely overlooks the valley.

The garden below is situated on three different levels connected by wide stairways which in turn form large niches where one finds small fountains of water.

On the right of the building there is a tower-house which despite the transformations lets you see at its base parts of medieval walls, while to the left, adjacent to the villa one finds the chapel-oratory completely adorned with frescoes in the last century.

Inside the Villa, also restored and decorated in the 20th century, certain rooms stand out on the ground floor where the decorations, due to the brushwork of an unknown artist, reach that dynamic expression that belongs to Liberty: the decorative elements cover and at the same time liven the walls, the stairways, the balustrades and the ceilings in a set of shapes often deduced from plant-related nature.

Villino (Falegnameria)

The cottage

“La Falegnameria” rises on a small hill slightly away from the houses of the hamlet. Passing from the terrace/garden one enters the living room where one can admire the wooden beamed ceilings that also characterise the kitchenette.

On the ground floor there are two double bedrooms with a panoramic view of Chianti and bathroom.

By a wooden staircase one goes up to the first floor where there are the other 2 double bedrooms with bathroom.

IL BORGO

The Hamlet

Right in the heart of the hamlet of Cinciano there are four apartments, inside an ancient building which housed the lodgings of the servants along the sides of the small paved square.

The apartments take their names from the places they are in and look out onto the hamlet, the countryside and the surrounding hills. In the distance you can see the outline of the towers of San Gimignano.

Each apartment has a different entrance, structure and position. Some have a private area outside. All of them are rustic, cosy and snug, built with the materials of Tuscan tradition, with earthenware tile floors, ceiling beams, spiral stairs and precious furniture in ancient wood.

Colonica Alta

Entry is from the large patio, equipped with garden furniture and shared with the Colonica di Mezzo. The sitting room furnished with a sofa and armchairs is particularly cosy even as a dining area thanks to the round, solid wood table.

In the eat-in kitchen a masonry worktop stands out. The two bedrooms are spacious and bright. One is a double and the other a twin with the possibility of being used as a double.

Colonica di Mezzo

One enters the accommodation through the patio on the ground floor with the entrance shared with the Colonica Alta. The living room, spacious and bright with small brick vaults and ancient earthenware tile floors, is furnished with a dining and sitting area.

The kitchen in masonry, pleasant and functional, is arranged in an autonomous space. From a hallway, by means of two steps down, one enters the bathroom with shower. The two bedrooms overlook the olive tree groves and are both spacious and bright. One is a double and the other twin with the possibility of being used as a double.

Al Frantoio

The spacious living zone is made from a single space with a wooden-beam ceiling that is high and sloping. It has been tastefully furnished to be used both as a dining and sitting room.

There is a masonry kitchenette and a windowless bathroom with a shower.

One has access to the double bedroom overlooking the small square below by means of three steps down.

Outside there is a charming patio with a table and chairs

Alla Piazzetta

From the piazzetta (small square) one goes up to the first floor by means of a shared entrance.

The living zone with high wooden beamed ceilings overlooks the piazzetta below.

You can pleasantly relax in front of the fireplace and there is a corner with a solid wood monk’s table dedicated to lunch. This is always very cosy and pleasant especially in the colder periods.

Equipped with a small masonry kitchenette with a view of the valley. Windowless bathroom with shower. The two spacious bedrooms can be used as twin or double rooms.

Alle Ulivete

From the patio one enters a large living, dining and kitchen area. The environment is cosy and accurately furnished.

The bright double bedroom looks out onto the valley. Outside a pleasant patio, with table and chairs, opens out onto the garden in front.

Ai Tetti

From the piazzetta (small square) one goes up the stairs to the first floor by means of a shared entrance.

The entrance leads to a short corridor with access to the spacious and well-lit living area made up of a cooking area, dining area and sitting room.

Enjoy the view of the valley: in the distance you can make out the towers of San Gimignano.

The kitchenette is in masonry and the windowless bathroom has a shower. You reach the bedroom on the second floor by means of a spiral staircase.

The charming and cosy double bedroom has been made from a small tower with wooden beams and looks out over the rooftops and the surrounding countryside.

AREA TORRE

Just a few minutes’ walk from the hamlet of Cinciano, right in the heart of the Chianti countryside, there are the Houses of Torre. This is an majestic farm complex that dominates the Val d’Elsa from its privileged position among vineyards and olive tree groves. It houses eight charming apartments created from the ancient farm structures of the hamlet.

The atmosphere, colours, sounds and perfumes are those typical of Chianti. Every apartment is a universe in itself, with its own history and unique structure, in a singular example of rural architecture.

In the distance one can see Sant’Appiano and San Gimignano while at a stone’s throw one finds the tranquillity of the internal court yard and the freedom of the swimming pool with solarium and pergola trained vines.

La Porcilaia

A characteristic glazed arch gives access to the accommodation in the spacious zone designated as dining room and kitchen.

The environment is warmed by the colours of the stone walls, the earthenware tile flooring and the solid wood of the furniture. A large brick archway separates this zone from a similarly impressive and spacious living room with fireplace and view over the olive tree groves.

Bathroom with shower. The spacious and bright double bedroom with a panelled ceiling looks out over the olive tree groves below. Outside there is a patio and a small corner of a garden.

Il Capanno

The high ceilings with majestic wooden beams on view, the stone walls, the corner fireplace and the bright arched windows characterise the welcoming day zone of this apartment. There is an independent entrance from the garden. From a short corridor one enters the living room area with large windows, fireplace, L-shaped kitchen in masonry and dining area.

The bathroom has a shower. From the sitting room, up a wooden staircase, one reaches the first floor where there are two double bedrooms with sloping wooden ceilings and wooden floors. On the ground floor there is a single bedroom with wooden ceiling and beams on view.

Torre Alta

This accommodation is one of the most particular in the Cinciano complex and spreads over three levels. A stone staircase leads to the entrance to the apartment where a corridor takes you to a spacious kitchen and dining room area.

A wooden stairway leads you to a bright sitting room with a vaulted brick ceiling. The wide and spacious kitchen is of masonry. The romantic double bedroom can be found on the third floor and has been created in the square tower that dominates the hamlet and all of the hills around.

A glazed arch frames the Macericca vineyard. A double room for children is available under the mezzanine floor of the sitting room with access from the dining room. Outside, garden chairs and table are available in the shared courtyard.

Torre di Mezzo

The day zone – dining room and sitting room – has been created in a bright room with wooden ceiling and earthenware tile floor.

The large and spacious kitchen is made of masonry. Through a small hallway one reaches the two bedrooms and the bathroom with shower. The double bedroom has wooden beams and floor; the second bedroom, with small brick vaults and wooden flooring, may be used as a double or twin room.

Torre di Sotto

Access is to an open space where a wide brick arch ideally divides the day zone from the zone dedicated to the kitchen. The kitchen worktop has been created making use of the ancient stone and brick feeding troughs.

There is a vaulted brick ceiling, flooring in ancient earthenware tiles and walls in stone all making the apartment unique. The double bedroom, with stone walls and brick ceiling with small vaults, looks out on the courtyard. A long and characteristic corridor leads to the second bedroom with a small double bed.

Il Cortile

From the main door one goes up a stone staircase to reach the first floor. A small hallway gives access to the masonry kitchen that leads to the day zone with high sloping ceilings, wooden beams, a large fireplace and flooring in ancient earthenware tiles. The window looks out onto the charming and shaded courtyard below.

La Stalla

Spacious and impressive day zone with high ceilings and beams on view which features the full-height windows. From here, going down three steps, one enters the masonry corner kitchen. Bathroom with shower on the first floor. The wooden open staircase from the sitting room leads to the hallway of the night zone.

The two bedrooms, both with wooden floors, are one double and the other with the possibility of being a twin or a double. Outside, garden chairs and table are available in the shared courtyard. Swimming pool at the guests’ disposal in the same area as the Torre (1 minute on foot).

La Terrazza

Spacious day zone with full-brick vaults and earthenware tile floors. This charming open space created from the old stable is equipped with a fireplace, corner kitchen in masonry, dining area and a relaxation area with sofa, armchairs and coffee table. From the French window of the sitting room you can go directly onto the large panoramic terrace (9m x 9m) equipped with garden chairs and table.

From the living room a wooden staircase leads to the two bedrooms, one double and one twin. Outside swimming pool at the guests’ disposal in the same area as the Torre (1 minute on foot).
